Contract administration is the management of a construction contract after it has been entered into, making sure that the procedures it sets out are followed. Surveyors often advise on contract administration and may carry out the role of contract administrator.
Typical matters include payment, instructions and variations, extensions of time, loss and expense, insurance, collateral warranties, letters of intent, defects, planning and programming, practical completion and termination. Under JCT contracts these duties are carried out by the Architect/Contract Administrator, with the QS valuing work and variations. NEC contracts do not use the term contract administrator; the equivalent duties are given to the Project Manager and, for quality and defects, the Supervisor.
- Good administration depends on issuing notices and certificates on time and in the form required.
- Clear records reduce the risk of later disputes.
Related terms: contract administrator, Project Manager, interim certificate, variation.
