Building works are all the components measured and included in group elements 1 to 8 of NRM 1, which together make up the physical construction of the building itself.
Group elements 1 to 8 run from substructure and superstructure through internal finishes, fittings, services and work to existing buildings to external works. The term deliberately excludes facilitating works, main contractor’s preliminaries, overheads and profit, project and design team fees, other development and project costs, risk allowances and inflation. Separating building works in this way gives a consistent basis for comparing projects, because rates such as cost per m² of gross internal floor area are calculated on the building works estimate.
